Luxury Maintenance Manager

We have partnered with w Luxury property in Center City who is looking for a seasoned Maintenance Manager to oversee a 200+ unit property and a team of 4.

Position is paying $95K (paid hourly, position is OT eligible) and a schedule of 8am – 5pm Mon-Fri

We are seeking a skilled and experienced Maintenance Supervisor to join our team. The Maintenance Supervisor will be responsible for overseeing the maintenance operations of our facility, ensuring that all equipment and systems are functioning properly. This is a leadership role that requires strong technical knowledge, excellent problem-solving skills, and the ability to effectively manage a team.

• Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
• Oversee the “make-ready” process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
• Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
• Provide direction, guidance, and supervision to all maintenance staff, including implementing weekly work schedules.
• Inspect the building and property daily, addressing safety issues promptly.
• Perform routine preventative maintenance and respond to emergency repairs after hours.
• Make budget recommendations for maintenance line items to the Community Manager.
• Order and maintain inventory of building materials and supplies.
• Coordinate with contractors and vendors to obtain bids for repairs and replacements.
• Ensure the general upkeep of building common areas and grounds.
• Perform other duties as assigned.

Requirements:

• 5+ years of direct supervisory experience.
• Experience with Entrata or similar software preferred.
• Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
• General knowledge of Microsoft Office.
• Affordable housing experience preferred.
• Ability to lift and move up to 50 lbs.
